Providing financing for the construction and renovation of affordable housing is one component of OHFA's work and the Office of Multifamily Housing.
Once construction is complete and residents have moved in, the work of our Program Compliance team begins. They make sure the developments funded by OHFA are safe, well maintained, and meet the funding guidelines.
When developments receive funding from OHFA, property owners commit to providing affordable apartments within the development for 30 years. Our Program Compliance team monitors the properties every three years in the first 15 years and every five years from years 16–30. The team makes sure that the property and apartments meet essential safety, occupancy, and affordability requirements.
The Compliance team is OHFA's quality assurance arm working directly with property owners and managers. Through trainings and program guidelines, the team helps property owners and managers understand what is expected of them, and when issues arise, the Compliance team works directly with property management staff to resolve them.
Onsite visits allow the Compliance team to examine building and apartment conditions and living and shared spaces and can confirm the property and apartments meet safety and livability standards. These visits also allow the Compliance team to talk with property managers about potential issues that may impact the long-term health of a property.
A file review of a property verifies that the owner and manager are charging rents within funding program guidelines and individuals renting the apartments meet the required eligibility criteria.
While the Compliance team has its scheduled reviews of OHFA-funded properties, it also understands that issues may arise at a housing development at any time and has a Resident Help Desk and hotline.
If residents have a question or concern about their apartment or the property, they can call or complete the online form and the Compliance team will follow up with them in an effort to resolve their concern.
By supporting property owners and managers, monitoring a property’s ongoing operations, and ensuring the safety, affordability, and livability of the apartments, the Compliance team advances OHFA’s mission by keeping housing developments affordable for years to come.
